How Much Does a New Roof Cost in Bristol?
The cost of a new roof in Bristol depends mostly on the house. Re-roofing a two storey mid terrace in natural slate is a different job from a detached 1930s house in clay tiles, and we price every roof individually after a survey.
The main things that affect the price are:
- The size and pitch of the roof
- The type of property, whether a terrace, semi, detached house or bungalow
- Tile or slate choice, and whether it is being matched to a period property
- The state of the timbers once the old covering is off
- Access and scaffold requirements
- Any extras such as new flashings, insulation or rooflights
- The volume of waste coming off the roof and its disposal
- Scaffold on steep, tightly packed terraced streets such as those in Totterdown, where access has to be planned around neighbours and the pavement

What's Included in a New Roof
- A full strip of the old covering, felt and battens
- Inspection of rafters and timbers, with any rot replaced
- New breathable underlay and treated battens
- New tiles, or natural and fibre-cement slate, to suit the property
- Ridge, hip and verge finished with dry-fix systems where suitable
- New flashings around chimneys, valleys and abutments
- Scaffolding erected, inspected and taken down
- The site cleared and all waste removed
- A ten year guarantee in writing, with nothing to pay until you are happy
Tiled Roof Replacement in Bristol
Bristol's interwar and postwar suburbs, from Henleaze to Brislington, are largely tiled in clay or concrete. When those tiles have weathered, the battens have softened and the old felt has perished, we strip the roof back to the rafters, fit breathable underlay and treated battens, and lay new tiles chosen to suit the house.

Slate Roof Replacement
Natural slate is the signature roof of Victorian Bristol, and on a terrace a re-roof has to sit right next to the neighbours. We re-roof in natural or fibre-cement slate, matched to the property, with new flashings where the roof meets party walls, chimneys and back additions. On many older terraces the slates have outlived the nails holding them, and a re-roof puts that right across the whole slope.

New Roofs on Period and Conservation Area Homes
Much of Clifton, Cotham and Redland falls within conservation areas, and listed buildings are common across the city. Replacing a roof like for like normally counts as repair and maintenance, but conservation areas and listed buildings are the exception, and we will flag it at survey if we think it applies. Either way, we match slate and tile so the roof looks right on the street.

Scaffold and Strip
Our scaffold goes up, the old covering is stripped, and the timbers are checked while they are exposed.

Weatherproof
New breathable membrane and treated battens go on, so the roof is protected before the new covering is laid.

Cover and Finish
The tiles or slate are laid, ridges, hips and verges are fixed, and new flashings are dressed in.

Clean and Sign Off
We clear the site and take the waste away, walk the finished roof with you, and hand over the ten year guarantee in writing.
