New Roofs Bradley Stoke

Bradley Stoke was built mostly from the late 1980s through the 1990s, so its roofs are now around thirty years old. Most are concrete interlocking tiles with mortar-bedded ridges and verges. Many are still sound, but where the underlay has failed or the tiles have weathered badly, a new roof in Bradley Stoke brings the whole roof up to date in one go, including dry-fix ridges and verges where suitable.

We have been roofing since 1993. A roof replacement begins with a free survey and a fixed written price, carries a ten year guarantee, and you pay nothing until you are happy with the result.

How Much Does a New Roof Cost in Bradley Stoke?

Bradley Stoke homes are similar in style, which helps with planning, but the cost of a new roof still depends on the size of the house, the tiles chosen and what the survey finds.

The main things that affect the price are:

  • The size and pitch of the roof
  • The type of property, whether a terrace, semi, detached house or bungalow
  • Tile or slate choice, and whether it is being matched to a period property
  • The state of the timbers once the old covering is off
  • Access and scaffold requirements
  • Any extras such as new flashings, insulation or rooflights
  • The volume of waste coming off the roof and its disposal
  • Whether the original mortar ridges and verges are replaced with dry-fix systems as part of the job

No two roofs are the same, so we price each job on its own after a free survey, and you get a clear, fixed price in writing before any work starts.

Tiled Roof Replacement in Bradley Stoke

Almost every Bradley Stoke home is tiled in concrete. When a roof needs replacing, we strip the tiles, felt and battens, check the timbers, fit breathable underlay and treated battens, and lay new tiles to suit the street. Dry-fix ridges and verges can replace the original mortar where suitable.

Slate Roof Replacement

Slate is rare on Bradley Stoke's estates, and most re-roofs here are tiled. Where a property does have slate, or a slate finish suits it, we re-roof in natural or fibre-cement slate with new flashings where needed.

New Roofs on Period and Conservation Area Homes

Bradley Stoke's homes are modern and conservation areas are not usually a factor, so a like-for-like re-roof normally counts as repair and maintenance. What matters more is matching the tiles so your roof sits well in a street of similar houses, and we take care to get that right.

New Roof Questions

Anything not covered here, just ask. We would rather answer a question now than have you guess.

01454 803941

How long does a re-roof take?

Most house re-roofs take between three days and two weeks, depending on the size of the roof and the weather. We give you a realistic timescale before we start.

Will you match my existing tiles or slates?

Yes. On period and terraced properties in particular, we take care to match the tile or slate so the roof looks right against the neighbours.

What happens if it rains mid-job?

The roof is never left open overnight. The membrane and battens make it watertight at the end of each day before the new covering goes on.

Do I need planning permission for a new roof?

Replacing a roof like for like normally counts as repair and maintenance, so permission is not usually needed. Conservation areas and listed buildings are the exception, and we will flag it at survey if we think it applies to you.

What guarantee comes with a new roof?

Every job carries a ten year guarantee in writing, and the tile or slate carries its own manufacturer warranty. We hand both over when we sign the job off.

How long does a new roof last?

It depends on the covering and how well it is laid. A properly laid one-piece EPDM rubber flat roof has a life expectancy of up to 50 years, and new tiles and slate come with their own manufacturer warranty, which we hand over at the end of the job.

Do I have to pay anything up front?

No. You get a full written estimate before we start, and you only pay once the job is finished and you are satisfied with it.

Do you charge for a survey and quote?

No. Surveys and quotes are free and there is no obligation. You get a clear written price before any work starts.

How much does a new roof cost?

It depends on the size and pitch of the roof, the covering and the condition of the timbers. The cost section above sets out the main factors, or call us for a free survey and a fixed written price.
