Flat Roofing Bristol

Flat roofs are everywhere in Bristol: over the back additions and kitchen extensions on Victorian terraces, on bay windows and dormers, and on the garages of postwar estates. Many are still old felt that has cracked, blistered or started to hold water. We repair and replace flat roofs across Bristol, fitting one-piece EPDM rubber that is cold-fitted and built to last.

We have been roofing since 1993. Every flat roof job starts with a free survey and a fixed price in writing, carries a ten year guarantee, and there is nothing to pay until the work is finished and you are happy.

How Much Does a Flat Roof Cost in Bristol?

The cost of a flat roof in Bristol depends mostly on its size and what is underneath. A small porch roof is a quick job, while a large rear extension with soft decking takes more time and materials.

The main things that affect the price are:

  • The size of the flat roof
  • Whether it needs a repair or a full replacement
  • The condition of the deck under the old covering
  • The height of the roof and the access needed
  • The edges, upstands and joins where the roof meets the walls
  • Any new trims needed
  • The volume of old covering and waste to take away
  • Access to back additions and rear extensions on terraced streets, where materials often have to come through the house or along a back lane

Every job is priced after a free survey, and you get a clear, fixed price in writing before any work starts.

Flat Roof Repairs in Bristol

When a Bristol flat roof leaks, the cause is often a split in old felt, a failed joint at the wall or water pooling where the deck has sagged. We find the source and repair it where the rest of the covering is sound, and we tell you honestly if it is past patching.

Flat Roof Replacement

Where the old covering has failed across the roof, we strip it off, check the deck and replace any soft or rotten boards, then fit a new covering with fresh trims. It is the lasting answer for extensions that have been patched again and again.

One-Piece EPDM Rubber Roofs

We fit one-piece EPDM rubber: a single sheet bonded down, with no seams across the roof to fail. It is fitted cold with no naked flame, which matters on a terrace where the roof sits right against next door, and it does not go brittle in the sun the way felt does. A properly laid rubber roof has a life expectancy of up to 50 years.

Garage Roof Replacement

Garages on Bristol's postwar estates and behind its terraces often have flat roofs that have been patched for years. We strip the old covering, replace soft decking and fit a seamless EPDM roof with new trims, so the garage finally stays dry.

Extensions, Dormers and Porches

Rear extensions, kitchen extensions, dormers, bays and porches across Bristol all tend to have flat roofs. Each has its own detail where it meets the house, and those junctions are where many leaks begin. We finish every edge and upstand properly so the roof stays watertight where it meets the walls.

Signs Your Flat Roof Needs Attention

Puddles that sit on the roof for days after rain, cracks and blisters in the felt, damp patches on the ceiling below and grit washing into the gutter are all signs that a Bristol flat roof needs attention.

Flat Roof Questions

Anything not covered here, just ask. We would rather answer a question now than have you guess.

How long does a flat roof last?

It depends on the covering and how well it was laid. A properly laid one-piece EPDM rubber roof has a life expectancy of up to 50 years. Felt goes brittle in the sun, which is why so many older felt roofs are now failing.

Should I repair or replace my flat roof?

We will tell you honestly at the survey. A single split or a failed edge on an otherwise sound roof is a repair. If the covering has failed in several places, or the deck underneath has gone soft, replacement is usually better value.

Do you use a naked flame?

No. EPDM rubber is fitted cold, so there is no torch on your roof and none of the fire risk that comes with felt.

Do I need planning permission for a new flat roof?

Replacing a roof like for like normally counts as repair and maintenance, so permission is not usually needed. Conservation areas and listed buildings are the exception, and we will flag it at survey if we think it applies to you.

What guarantee do I get?

Every job carries a ten year guarantee, which we give you in writing when we sign the work off.

Do I have to pay anything up front?

No. You get a full written estimate before we start, and you only pay once the job is finished and you are satisfied with it.

Do you charge for a quote?

No. Surveys and quotes are free and there is no obligation. You get a clear written price before any work starts.

How much does a flat roof cost?

It depends on the size of the roof, whether it needs a repair or a replacement, and the condition of the deck. The cost section above sets out the main factors, or call us for a free survey and a fixed written price.
