New Roofs Saltford

Saltford's twentieth century detached and semi-detached homes make up much of the village, alongside older buildings near the River Avon. Many of those roofs are now several decades old, with original tiles, battens and underlay reaching the end of their life together. When that happens in Saltford, a full roof replacement is usually better value than repairing piece by piece.

Saltford is part of our main patch. You get a free survey, a written fixed price and a ten year guarantee, and you pay nothing until the job is finished and you are happy.

How Much Does a New Roof Cost in Saltford?

The cost of a new roof in Saltford depends on the size and pitch of the house, the covering you choose and what the survey finds once the old roof comes off.

The main things that affect the price are:

  • The size and pitch of the roof
  • The type of property, whether a terrace, semi, detached house or bungalow
  • Tile or slate choice, and whether it is being matched to a period property
  • The state of the timbers once the old covering is off
  • Access and scaffold requirements
  • Any extras such as new flashings, insulation or rooflights
  • The volume of waste coming off the roof and its disposal
  • The size of many of the village's detached homes, which can have larger roofs with hips and valleys

No two roofs are the same, so we price each job on its own after a free survey, and you get a clear, fixed price in writing before any work starts.

Tiled Roof Replacement in Saltford

Most of Saltford's twentieth century homes are tiled. We strip the old tiles, felt and battens, replace any rotten timber, fit breathable underlay and treated battens, then lay new tiles, finishing ridges, hips and verges with dry-fix systems where suitable.

Slate Roof Replacement

Slate is found on some of Saltford's older buildings and on homes where it suits the property. We re-roof in natural or fibre-cement slate, matched to the house, with new flashings dressed around chimneys and walls.

New Roofs on Period and Conservation Area Homes

Saltford has a conservation area around its older core. A like-for-like re-roof normally counts as repair and maintenance, but conservation areas and listed buildings are the exception, and we will flag it at survey if it applies to your home.

New Roof Questions

Anything not covered here, just ask. We would rather answer a question now than have you guess.

01225 458489

How long does a re-roof take?

Most house re-roofs take between three days and two weeks, depending on the size of the roof and the weather. We give you a realistic timescale before we start.

Will you match my existing tiles or slates?

Yes. On period and terraced properties in particular, we take care to match the tile or slate so the roof looks right against the neighbours.

What happens if it rains mid-job?

The roof is never left open overnight. The membrane and battens make it watertight at the end of each day before the new covering goes on.

Do I need planning permission for a new roof?

Replacing a roof like for like normally counts as repair and maintenance, so permission is not usually needed. Conservation areas and listed buildings are the exception, and we will flag it at survey if we think it applies to you.

What guarantee comes with a new roof?

Every job carries a ten year guarantee in writing, and the tile or slate carries its own manufacturer warranty. We hand both over when we sign the job off.

How long does a new roof last?

It depends on the covering and how well it is laid. A properly laid one-piece EPDM rubber flat roof has a life expectancy of up to 50 years, and new tiles and slate come with their own manufacturer warranty, which we hand over at the end of the job.

Do I have to pay anything up front?

No. You get a full written estimate before we start, and you only pay once the job is finished and you are satisfied with it.

Do you charge for a survey and quote?

No. Surveys and quotes are free and there is no obligation. You get a clear written price before any work starts.

How much does a new roof cost?

It depends on the size and pitch of the roof, the covering and the condition of the timbers. The cost section above sets out the main factors, or call us for a free survey and a fixed written price.
