How long does a flat roof last?

It depends on the covering and how well it was laid. A properly laid one-piece EPDM rubber roof has a life expectancy of up to 50 years. Felt goes brittle in the sun, which is why so many older felt roofs are now failing.

Should I repair or replace my flat roof?

We will tell you honestly at the survey. A single split or a failed edge on an otherwise sound roof is a repair. If the covering has failed in several places, or the deck underneath has gone soft, replacement is usually better value.

Do you use a naked flame?

No. EPDM rubber is fitted cold, so there is no torch on your roof and none of the fire risk that comes with felt.
