Flat Roofing Yate

Yate's postwar estates are full of flat roofs, on garages, porches, extensions and dormers, and many of the original felt coverings have long since reached the end of their life. We repair and replace flat roofs across Yate, fitting one-piece EPDM rubber that is cold-fitted and does not go brittle like felt.

We have been roofing since 1993. Every flat roof job starts with a free survey and a fixed price in writing, carries a ten year guarantee, and there is nothing to pay until the work is finished and you are happy.

How Much Does a Flat Roof Cost in Yate?

Many Yate homes are similar, so flat roof jobs are fairly predictable, but the price still depends on the size of the roof and the condition of the deck.

The main things that affect the price are:

  • The size of the flat roof
  • Whether it needs a repair or a full replacement
  • The condition of the deck under the old covering
  • The height of the roof and the access needed
  • The edges, upstands and joins where the roof meets the walls
  • Any new trims needed
  • The volume of old covering and waste to take away
  • The condition of the original decking on older postwar garage and extension roofs

Every job is priced after a free survey, and you get a clear, fixed price in writing before any work starts.

Flat Roof Repairs in Yate

Splits, blisters and failed edges are the usual causes of flat roof leaks in Yate. Where the rest of the covering is sound, we repair the problem and make it watertight.

Flat Roof Replacement

Where a roof has been patched repeatedly, replacement is better value. We strip the old covering, replace any soft or rotten boards and fit a new roof with new trims.

One-Piece EPDM Rubber Roofs

We fit one-piece EPDM rubber, bonded down with no seams across the roof to split. It is fitted cold with no torch, and a properly laid rubber roof has a life expectancy of up to 50 years.

Garage Roof Replacement

Garages are a feature of many Yate estates, and their flat roofs are often the first part of the property to fail. We strip them back, replace soft decking and fit a seamless EPDM roof with new trims.

Extensions, Dormers and Porches

Porches, kitchen extensions and dormers on Yate homes often have flat roofs added over the years. We repair or replace them and finish the edges where they meet the house so they stay watertight.

Signs Your Flat Roof Needs Attention

Water pooling after rain, cracked felt, damp on the ceiling below and moss or weeds growing on the roof are the signs to look for in Yate.

Flat Roof Questions

Anything not covered here, just ask. We would rather answer a question now than have you guess.

01454 803941

How long does a flat roof last?

It depends on the covering and how well it was laid. A properly laid one-piece EPDM rubber roof has a life expectancy of up to 50 years. Felt goes brittle in the sun, which is why so many older felt roofs are now failing.

Should I repair or replace my flat roof?

We will tell you honestly at the survey. A single split or a failed edge on an otherwise sound roof is a repair. If the covering has failed in several places, or the deck underneath has gone soft, replacement is usually better value.

Do you use a naked flame?

No. EPDM rubber is fitted cold, so there is no torch on your roof and none of the fire risk that comes with felt.

Do I need planning permission for a new flat roof?

Replacing a roof like for like normally counts as repair and maintenance, so permission is not usually needed. Conservation areas and listed buildings are the exception, and we will flag it at survey if we think it applies to you.

What guarantee do I get?

Every job carries a ten year guarantee, which we give you in writing when we sign the work off.

Do I have to pay anything up front?

No. You get a full written estimate before we start, and you only pay once the job is finished and you are satisfied with it.

Do you charge for a quote?

No. Surveys and quotes are free and there is no obligation. You get a clear written price before any work starts.

How much does a flat roof cost?

It depends on the size of the roof, whether it needs a repair or a replacement, and the condition of the deck. The cost section above sets out the main factors, or call us for a free survey and a fixed written price.
